If you’re dreaming of building a small home, around 400 sqft, you’ve come to the right place! The below sites and plans will give you a variety of plans to choose from. There’s a range of styles and designs, all budget-friendly.

Check out each of the below sites to see what’s available on the market. Once you know your options you’ll be able to narrow down your search to your ideal plan.

Our home was 650 sqft when we moved in, and if you’re curious what it’s been like to downsize, read our story here.

The Best 400 sqft House Plans on a Budget:

1. Etsy – Example Listing

The first place to look for the best 400 sqft house plans on a budget: Etsy! Etsy is a marketplace for handmade products as well as digital ones. They’re also very budget friendly.

Etsy has a wide variety of tiny house plans. If you’re just starting your search, this is a great place to look to see different styles and options. Try searching for ‘tiny house plans’ or ‘small cabin plans’ etc.

For most listings, you can also click through to see parts of the house plan. Other buyers also leave reviews with their own experience. This is a great way to make sure you’re buying a plan you’ll love.

Here’s an example of a search for ‘tiny house plans’ – you can see there’s a range of options, most for only $30.00:

2. Cottage Plans from The Plan Collection

This site has the most beautiful house designs. They are charming and picturesque homes — a great place to find your dream home plans.

These plans are slightly more expensive because you’ll have the option to purchase full construction plans in PDF or CAD format.

3. Small House Plans from Living Vintage

The short list here is one of the best roundups of small house plans. There’s variety, good style, and a range of designs. There’s cabins, beach homes, and cottages. If you’re overwhelmed by all the options on the above 2 sites, see this list for a starting point.

And next we’ll look at 3 specific plans that will fit what you’re looking for:

4. Compact Tiny Cottage Plan from Architectural Designs

This specific home plan is a well-designed compact tiny cottage. There’s no wasted space and it’s just under 400 sqft at 395. The design is well-thought out and pretty, complete with french doors in the back.

If you envision a small cottage as your dream home, this is the design that will get you an incredible design for the price.

5. Log Style House from Family House Plans

For a log home, look no further than this rustic log home with stone fireplace. The style of this home is almost fairy-tale in appearance. It’s reminiscent of a simpler time and beautiful to look at. The plan for this one is slightly more expensive than the others on this list, partly because the construction is more complex.

Even if you’re not interested in a log home, check out the above link to see an example of a stunning plan…

6. BZB Cabins

BZB Cabins is a great option for anyone looking for a customizable, DIY, eco-friendly, and affordable cabin. They have many options for size, including 400 square feet and under/over!
